Sequence of Services
Develop a project program.  Ascertain building requirements based upon owner's specific needs and objectives.
Prepare project design documents. Illustrate the size, scale, character and relationship of all project components.
Prepare working drawings and determine specifications. Detail the materials, workmanship, finishes and equipment required.
Prepare estimates of unit construction cost figures: Assist owner in establishing probability construction budget prior to bidding
Coordinate engineering consultants.  Integrate structural, mechanical, electrical and other professional design services.
Coordinate the bidding process. Prepare bidding information and bidding documents. Obtain bids or negotiated proposals for materials, services and contractors.
Prepare bid analysis for cost breakdowns and determine availability of contractor.
Provide architectural observation of the construction work: Ensure the quality of work is proceeding in accordance with the design.
Review and expedite the processing of shop drawings Ensure conformation with working drawings
Project Closeout. Process all administrative paperwork ensuring punch list items are complete, maintenance manuals and warranties.


Initial Studies
Site analysis.  Evaluate existing facilities to determine the type and cost of improvements that would increase efficiency.
Site location.  Provides unbiased assistance in determining the right site compatible to your program through site comparisons, property assessment surveys and reports.
Site evaluation and master planning. Confirms suitability of land use and plans for long range development.
Land development planning.  Establishes the most economical use of undeveloped land while addressing both public and agency concerns.
Special Services. For ADA, environmental green studies, and other existing site/facility survey assessment reports.


Design & Programming
Site planning. Analyze site circulation, geography, micro-climate, utilities and exposure to determine the best facility orientation.
Master planning.  Develops efficient, flexible and economical plans for long range growth of facility complexes
Building design. Develops attractive concepts that can be constructed efficiently while maintaining long term durability
Layout.  Provides optimum use of space, efficiency in work and flexibility of operation.
Interior Design.  Plans for comfortable space, furniture, furnishing, finishes and accessories.
Landscape Design.  Helps establish comfortable massing with selective plant material for low-drought and maintenance.


Engineering Design Team
Civil engineers.  Coordinate evaluation and process of soil mechanics, grading, drainage, water supply, roadways, and other site infrastructure.
Structural engineers.  Experienced in selecting compatible and cost effective structural systems and components.
Electrical engineers.  Develop designs for all types of electrical power, lighting, heating, equipment, and advance communication control for energy saving management systems. Capitalizing for pay back and returns of latest State Energy commission programs and incentives for long term/initial terms available.
Mechanical engineers.  Experienced in energy conservation regarding heating, ventilation, air conditioning through computerized environment managed systems and other complementary interfaced smart systems. Green Design
Green buildings, sometimes known as sustainable buildings, are environmentally friendly. The designs are geared to saving building utility energy consumption while sustaining human comfort. These methods are scientifically engineered based on use of alternative insulation materials and alternative power sources. The appearance and style of sustainable homes and commercial buildings can be nearly indistinguishable from their less sustainable counterparts by methods such as earth berming, solar panels, and recycled materials. Not only do green buildings reduce operating and maintenance costs through optimum siting, design, construction and utility systems, but they may even be designed to harvest energy and water resources. The green building is seen as having value throughout its life cycle, including during final removal, through recycling.  Most importantly, people who live and work in green buildings experience improved health due to better indoor air quality and may experience an increase in productivity. The ethical practice of green design seeks to achieve ecological and aesthetic harmony between a structure and its surrounding natural or built environment.
